The First Step…

This is where you will find out what purchasing a property from Golden Lake Estates ltd. will look like. From the first contact by email or phone, to the selection of the various properties, the viewing here in Cape Breton Island, to the realization of your dream.

Even before your first visit to Cape Breton Island, we are at your side in the search for your dream property with advice and action and help you competently with the pre-selection of the various properties. Once you are here, we will be happy to accompany you, answer all your questions and of course show you the properties available for selection.

The Second Step…

Once the decision for a certain property has been made, we can surely reserve it for 1-2 days to give you some thinking time. For such cases we offer a fee-based exclusive reservation. This exclusive reservation is a written document and it will be agreed upon which property will be reserved, for whom, and for how long (max. 2 months). A deposit of 10% of the purchase price will be agreed on which will then be included in the final purchase price when purchasing the property. Once the deposit has been received and the exclusive reservation has taken effect, the property will no longer be available for sale.

In Nova Scotia the legal real estate situation is such that only the seller has to go to the notary. This makes the process much easier, as the buyer does not have to be in Cape Breton to finalize the purchase, but everything can be done by email, fax and mail.

The Third Step…

Our purchase prices already include all costs associated with purchasing a property from us (such as notary fees, fees for the title deed, entry in the local land register, real estate transfer tax, etc.). There are no additional costs when buying a property, which in our experience makes planning and calculation much easier.

Another component of the purchase contract is the survey plan for the property (see “The survey”). The transfer of ownership of a property takes place exclusively by means of a “Warranty Deed” – a guaranteed title deed (see also “Legal Security”). As we all here from the Golden Lake Estates team know from our personal experiences, after buying a property, questions often arise that one has not even thought about at first.

But don’t worry – even after you have bought a property with us, we are still happy to assist you with advice and assistance on things like opening a bank account, questions about property tax, etc.
